Leasing Information
What lease terms are available?
Rosewood Manor is offering a 12 month lease.
How do I apply?
Everyone is welcome to come to the office at Rosewood to apply in-person. They are also welcome to go to "Apply Now" the button in the upper right corner.
What are the application and move-in fees?
At Rosewood Manor everyone over the age of 18 must fill out an application. The following fees apply to everyone: Appliication Fee is $30 and the Admin Fee is $30.
What are the monthly fees in addition to rent?
We ask that the applicant call the office to accurate information regarding the additional fees.
What utilities do residents need to set up?
At Rosewood Manor, the applicant will be responsible for their electricity. They will need to call the City of Edmond for service and will be bill separately. There will be a flat rate for the water that will be added to their rent.
Is renters' insurance required?
Rosewood Manor requires the resident to have Rent Insurance. Residents can either purchase their own rent or the Management Company will supply the liability-only for $18.95 monthly.
When is rent due and how can I pay?
Rosewood Manor the rent is due on or before the 1st of every month, with rent being late on the 6th of the month. We also offer online payments through the resident portal. We accept personal checks, money orders and cashier checks.
What are the credit and income qualifications?
Income requirement for Rosewood Manor is 2.5 time the rent. Credit history and background screening are also are evluated. We ask that all applicants call the office at Rosewood Manor for more details.
What happens if a roommate does not qualify?
If the roommate does not qualify at Rosewood Manor then we cannot proceed with them, but we could still proceed with the other applicant, if they quailified.
Can I break my lease if I receive a job transfer?
Yes, a lease buyout would be an option for a resident who needs to end their lease early. A written 60 day notice is required and there may be additional fees. Resident should contact the office at Rosewood Manor for details.
Can I switch to a month-to-month lease after my first year?
After the 1st year, your lease will go month-to-month. There will be additional month-to-month fees applied. Resident are to call the main office at Rosewood Manor for details.
Is there a guest policy?
At Rosoewood, the guest policy states that reisdents are allowed to have a guest up to 14 day and after the 14 days they either need to be added to the lease or move out.
Do you offer furnished apartments?
Rosewood Manor dose not have furnished apartments.
Is subletting allowed?
Rosewood Manor does not allow subletting.

What are the starting prices for each floor plan?
Rosewood Manor ask that all applicants call the main office to get the current pricing.
What floor plans are available?
Rosewood Manor has a 1 bedroom floor plan that 672 sq.ft. The bedroom fits a queen and dresser comfortably, it also has a good size walkin closet to use, the living is a good size for standard coach and tables, kitchen is great for a drop down or a bigger table and the bathroom is accessible. We ask that applicant take a virtual tour or come and visit us at Rosewood Manor in person.
What appliances are included?
Rosewood Manor supplies a full equipped kitchen with the refrigerator, dishwasher and range.
Are washers and dryers included?
No, the washer and dryer are not included in the apartment. We have the the hookup for a full size washer and dryer at Rosewood Manor.
What are the countertops and flooring like?
Rosewood Manor uses a light brown plank throughout the apartment. Bedrooms will a sold tan or tan/sparkles within the carpet. Most all apartments upstairs will have the same carpet in the living as well.
Do units have patios or balconies?
All apartments at Rosewood Manor with have a patio or a balcony with storage attached.
Is there smart home or keyless entry technology?
No, there is no smart home or keyless entry at Rosewood Manor.
Is there air conditioning?
The air conditiong/heating that is used at Rosewood Manor are PTAC system.
Community Amenities
What amenities does the community offer?
The amenities at Rosewood Manor include a clear blue pool with lounge chairs and grilling area, fitness center from 8:30 am - 5:15 pm, library that include books from all authors, dvds, audio books and more. The club house, we are offering bingo day, movie day and pot luck. We welcome everyone from Rosewood Manor to come.
What are the pool hours?
Rosewood Manor open from Memorial Weekend through Labor Day weekend 9:00 am-8:00pm. We ask that applicants call for more detail regarding pool guidelines.
Is the fitness center accessible 24/7?
No, the fitness center is not accessible 24/7. It is open Monday-Friday 8:30-5:15 pm.
Is there a dog park or pet washing station?
We do not a dog park or a pet washing station at Rosewood Manor.
Are EV charging stations available?
We do not have EV Charging stations at Rosewood Manor
Is the community smoke-free?
Rosewood Manor has a no-smoking policy allowed in the apartments and or patios/balconies attached to the building. There is a designated area for smokers on the backside of the complex facing east.

Rosewood Manor is not a gated community.
How does parking work?
Parking is available in front of each building and is based on first come, first served and thoughout the community there are handicap spaces available.
Is guest parking available?
There is ample guest parking at Rosewood Manor.
Is motorcycle parking available?
There is ample parking for both cars and motorcycle to park at Rosewood Manor.
Pets
Are pets allowed?
Rosewood Manor is a pet-friendly community. Residents are allowed up to 2 pets per apartment with weight restrictions. All pets must go through the PETSCREENING process. There are restrictions on breeds and no exotic animals. We ask that all applicants call the main office at Rosewood Manor with any additional questions.
What are the pet fees?
We ask that all applicants call Rosewood Manor to get the current monthly pet fee and the current deposit for their pet.

What makes your community unique?
Rosewood Manor is a community in a GREAT location in Edmoond, OK. We are only 20 minutes from downtown Oklahoma City and the home of the 2024 Basketball Champions the "OKC THUNDER". Rosewood Manor has beautiful landnscapeing all around the property, that make you want to call it HOME. All residents are welcome to come and participate in all the activites that Rosewood Manor provides: Potluck, Movie Day and Bingo are just a few.
How do I submit a maintenance request?
The residents can use the "resident prortal" or call in a maintenance request to the main office at Rosewood Manor. We also have after hours maintenance on-call.
How are packages handled?
All packages are delivered to the residents apartment by the carrier at Rosewood Manor.
What schools serve this community?
Sunset Elementary school is right behind Rosewood Manor and SantFe High School is just around the corner.
